City Council is being requested to accept a portion of Parcel 51930 (212 Creek Ridge Road) and a portion of Parcel 51932 (301 Creek Ridge Road) referenced as Lot 1 on the proposed Final Plat of AC Corporation.  



AC Corporation is expanding its building at 301 Creek Ridge Road.  As part of the development services review process, the Technical Review Committee approved a Type 1 Modification for land dedication in lieu of the required sidewalk installation.  Prior to recordation of the proposed Final Plat for AC Corporation, the dedication must be accepted by City Council pursuant to Section 160A-374 of the North Carolina General Statutes.


Parcels 51930 and 51932 are currently encumbered by deeds of trust and UCC financing statements.  These liens will be released prior to recordation.



There should be no budget impact as AC Corporation will provide a title commitment and pay for recording of the deed.   Funding for the minimal maintenance of the dedicated parcel is currently budgeted in the Field Operations Right-of Way maintenance budget.



The Greensboro Department of Transportation recommends that City Council adopt a resolution to formally accept the dedication of the sidewalk parcel subject to certain conditions.
