PURPOSE:
City Council is asked to vote on approving the sale of property at 1548 McConnell Road owned by the City of Greensboro and 1600, 1602 and 1604 McConnell Road owned by the Redevelopment Commission of Greensboro (RCG) to True Homes, LLC for the purposes of building four detached houses.
BACKGROUND:
True Homes, LLC, a residential building company has proposed purchasing four parcels on McConnell Road from City of Greensboro and RCG. True Homes has proposed to build four detached, for sale, single-family homes on the properties in partnership with North Carolina Agricultural and Technical State University.
True Homes has offered to buy the property for $20,000. The RCG held a public hearing on March 4th, 2020, and voted to recommend the sale of the properties to True Homes at that price, with the following conditions:
1. Use of the properties shall be limited to four (4) for-sale, single-family homes;
2. Project will be completed in conjunction with North Carolina Agricultural and Technical University;
3. Prior to closing, purchaser shall submit and have approved by the Commission detailed site plan and façade elevations; and
4. Prior to closing, purchaser shall submit and have approved by the Commission evidence of funding for the construction of the improvements on the properties.
This property is located in the Willow Oaks Redevelopment Area. City staff has determined that this proposal meets the intent of the redevelopment plan. No rezoning will be required for the project to be built.
Properties to be sold via upset bid in accordance to City Charter (Section 4.122) and NCGS 160A-269. A notice of sale was posted on April 16, 2020. No additional bids were submitted for the property.
BUDGET IMPACT:
Payment from the sale of the properties located at 1600, 1602, and 1604 McConnell Road will be federal program income.
RECOMMENDATION / ACTION REQUESTED:
Approval of the sale of properties at 1548, 1600, 1602 and 1604 McConnell Rd. currently owned by the Redevelopment Commission of Greensboro (RCG) and City of Greensboro to True Homes, LLC for the purposes of building four detached houses.
