PURPOSE:

City Council is being requested to accept four dedicated or to be dedicated four drainageway and open space parcels as described on the subdivision plats listed below.

 

BACKGROUND:

The subject property is located at the following addresses: 

 

Parcel #230053 was dedicated by GHD - Reedy Fork, LLC to the City of Greensboro and the public for drainage way and open space on the Final Plat for Reedy Fork Ranch entitled “5100 Turner Smith Road Tract 7 & 8 - Phase 1” recorded in Plat Book 200 Page 148 on July 29, 2019, and re-recorded in Plat Book 201 Page 98 on October 10, 2019.  This parcel, also known as 5004 YY Black Forest Drive, is approximately 0.43 acres, is zoned PUD, and is located in Council District 2.

 

Parcel #230054 was dedicated by GHD - Reedy Fork, LLC to the City of Greensboro and the public for drainage way and open space on the Final Plat for Reedy Fork Ranch entitled “5100 Turner Smith Road Tract 7 & 8 - Phase 1” recorded in Plat Book 200 Page 148 on July 29, 2019, and re-recorded in Plat Book 201 Page 98 on October 10, 2019.  This parcel, also known as 4924 YY Black Forest Drive, is approximately 1.01 acres, is zoned PUD, and is located in Council District 2.

 

Parcel #229901 was dedicated by GHD - Reedy Fork, LLC to the City of Greensboro and the public for drainage way and open space on the Final Plat for Reedy Fork Ranch entitled “5100 Turner Smith Road Tract 7 & 8 - Phase 2A” recorded in Plat Book 200 Page 147 on July 29, 2019, and re-recorded in Plat Book 201 Page 97 on October 10, 2019.  This parcel, also known as 5191 Y Turner Smith Road, is approximately 3.83 acres, is zoned PUD, and is located in Council District 2.

 

GHD - Reedy Fork, LLC intends to dedicate to the City of Greensboro and the public a 2.618 acre portion of Parcel #219575 identified as “Area Dedicated to the City of Greensboro and the Public as Drainageway and Open Space” on the Final Plat for Reedy Fork Ranch entitled “5100 Turner Smith Road Tract 7 & 8 - Nokota Place Phase 2B” dated November 21, 2019, and prepared by Evans Engineering, Inc. and to be recorded subsequent to the acceptance of the dedication. This parcel will be assigned an address of 6953 YY McCleansville Road, is zoned PUD, and is located in Council District 2.

 

BUDGET IMPACT:

Funding in the amount of $104.00 for the Guilford County Register of Deeds recording fees are budgeted in the Parks and Recreation Department Account #101-5029-01.5288. Funding for the minimal maintenance of the drainage way and open space area is currently budgeted in the Field Operations Right-of Way maintenance budget.

 

RECOMMENDATION / ACTION REQUESTED:

The Parks and Recreation Department and the Parks and Recreation Commission recommend that City Council adopt the resolution to formally accept the dedication of the above-referenced drainageway and open space parcels.
