PURPOSE:
The Property Management Section of the Engineering & Inspections Department is in the process of purchasing the subject property due to repeated flooding. City Council approval is requested for the purchase of this property.
BACKGROUND:
The Water Resources Department has approved the purchase of the subject property due to repeated flooding. No infrastructure solution was reasonable due to surrounding downstream properties that have been flooding as well. The home will be demolished and a small detention basin will be installed to assist with downstream flooding. The subject property is located at 401 W. Avondale Drive, parcel #0023874. This property is owned by Jason B. Duff. The property was valued at $290,000 by Lynn Ritchy of LR Appraisals, a certified independent appraiser. The owner agreed to accept the appraised amount.
The property is zoned RS-12, Residential Single Family. The required property consists of 18,295 square feet (.42 acres).
BUDGET IMPACT:
Funding in the amount of $290,000 for this purchase is budgeted in the Water Resources Stormwater Capital Improvements Fund account 506-7019-06.6011 A20088. A budget adjustment is needed to use this account.
