PURPOSE:

The Property Management Section of the Engineering & Inspections Department is in the process of purchasing right of way and easements for the Bridford Parkway/Hornaday Road Sidewalk Project. City Council approval is requested for the purchase of this property.

 

BACKGROUND:

Engineering and Inspections has approved the Bridford Parkway/Hornaday Road Sidewalk Project. The main purpose of the project is to provide pedestrians with a safe route along Bridford Parkway and Hornaday Road, connecting existing sidewalks from Wendover Avenue to west of Nicholas Road on both sides of street where none exist.

 

The subject property is located at 1216 Bridford Parkway, parcel #0074690. This property is owned by Brixmor, LLC. The portion of property to be purchased was appraised by Jeff McKee and was valued at $121,305. The owners agreed to accept the appraised amount.  

 

The property is zoned CD-C-H, Conditional District Commercial High.  The required 3 Permanent Sidewalk Easements consist of 179 Sq. Ft., 1,380 Sq. Ft. and 2,059 Sq. Ft. (0.083 acres combined).  Also required is a Temporary Construction Easement of 10,809 Sq. Ft. (0.25 acres).

 

BUDGET IMPACT:

Funding in the amount of $121,305 for this purchase is budgeted in the 2008 Transportation Bond Fund, Account #471-4502-15.6012, Activity #A11171.

 

RECOMMENDATION / ACTION REQUESTED:

The Property Management Section of the Engineering & Inspections Department recommends the approval of this purchase.
