 PURPOSE:

City Council is requested to approve the execution of a contract ‘Change Order Request” to AAR Roofing Company on the Greensboro Coliseum Complex Venues Roof Replacement Project. The project was approved by City Council at the April 18, 2017 City Council meeting. As AAR Roofing removed the old roofing materials on the White Oak Amphitheatre Event Space, AAR roofing discovered that the existing metal roofing deck panels were deteriorated to the point where they were deemed unusable. Rarely does replacing a rubber roof membrane require replacing the metal decking panels, thus replacing decking panels were not included in the original contract.

 

A change order was required to fund the extra cost to replace these decking panels with new Code required energy/sound efficient decking panels so that the new rubber membrane could be installed and other Building construction/code required changes completed. The AAR roofing contract will need to be increased in the amount of $284,951

 

BACKGROUND:

At the April 18, 2017 City Council Meeting, the City Council approved a contract with AAR roofing to replace the Special Event Center Roof and additional building roofs around the Coliseum Complex. At the time of the original contract, the Goal Setting Committee determined that due to a lack of M/WBE Sub Contractor availability in commercial roofing, no M/WBE goals were set for this project.

 

COST SUMMARY:

Project Change Order is the amount of $284,951. 

 

BUDGET IMPACT:

The roofing project is funded with future hotel/motel tax revenues and will not have an impact on the Coliseum’s operating budget.

 

RECOMMENDATION / ACTION REQUESTED:

The Coliseum Complex staff request that City Council approve this contract change order request with AAR roofing in the amount of $284,951, and all necessary budget adjustments to allow for this change.
