PURPOSE:

The Property Management Section of the Engineering and Inspections Department is in the process of purchasing right of way and easements for the Big Tree Way Sidewalk Project. City Council approval is requested for the purchase of this property.

 

BACKGROUND:

The Greensboro Department of Transportation has approved the Big Tree Way Sidewalk Project. The main purpose of the project is to provide pedestrians with a safe route along Big Tree Way, connecting existing sidewalks to West Wendover Avenue.

 

The subject property is located at 4312 Big Tree Way, parcel #0055527. This property is owned by Queen’s Garden, LLC. The portion of property to be purchased was appraised by Dick Foster of Foster Appraisal Services, Inc. and was valued at $16,825. After negotiations, the owner has agreed to accept $20,190.

 

The property is zoned CD-C-M (Conditional District Commercial - Medium). The required Proposed Margin Taking acquisition is an area of 306 Sq. Ft. (.007 acre). The required Permanent Retaining Wall Easement is an area of 455 Sq. Ft. (.01 acre). The required Temporary Construction Easement acquisition is an area of 2,101 Sq. Ft. (.05 acre).

 

BUDGET IMPACT:

Funding in the amount of $20,190 for this purchase is budgeted in the 2008 Bond Fund Account #471-4502-15.6012, Activity #A11171.

 

RECOMMENDATION / ACTION REQUESTED:

The Property Management Section of the Engineering and Inspections Department recommends the approval of this purchase.
