PURPOSE:
The Property Management Section of the Engineering and Inspections Department is in the process of purchasing property for the Fire Station #07 Expansion Project. City Council approval is requested for this purchase.

BACKGROUND:
The Greensboro Fire Department has approved plans for the expansion of Fire Station #07. The main purpose of the project is to rebuild Fire Station #07 in the same location that it is currently located. Strategically, Fire Station #07 is in the most advantageous location to provide emergency response coverage to those residents in that planning grid. A larger facility footprint is needed due to the larger presence of personnel and the size of necessary equipment.

The subject property is located at 1910 East Wendover Avenue, parcel #0033491. This property is owned by Windsor Investments of NC, LLC. The property to be purchased was appraised by Alan W. Sutton, Jr. of Colvin, Sutton, Winters, and Associates and was valued at $215,000. After negotiations, the owner has agreed to accept $236,500. The Fire Department has approved the purchase amount.

The property is zoned LI (Light Industrial). The property is 17,424 Square Feet (0.4 acres). There are two buildings on the property that total 2,754 Square Feet.

BUDGET IMPACT:
Funding in the amount of $236,500 for this purchase will be from Fire Station #7 Expansion Account #455-4012-01.6011. A budget adjustment is required to use this account.

RECOMMENDATION / ACTION REQUESTED:
The Property Management Section of the Engineering and Inspections Department recommends the approval of this purchase.
