PURPOSE:

The Property Management Section of the Engineering & Inspections Department is in the process of acquiring right of way and permanent utility easements for the Stewart Mill Force Main Sewer Line. City Council approval is requested for the acquisition of this property.

 

BACKGROUND:

The Water Resources Department has approved the Stewart Mill Force Main Sewer Line Project. The main purpose of the project is to divert waste water flows going to the existing Rock Creek Lift Station in order to free up pumping capacity, and to provide service to the large drainage area (10,565 acres) that is contiguous to the new lift station. This project is also designed to open up additional development in the eastern part of the county for more economic development opportunities.

 

The subject property is located at 811 Knox Road, parcel #0116870. This property is owned by Knox Road, LLC. The portion of property to be acquired was appraised by Harold Messick, of Messick and Company, Inc. and was valued at $15,320. The owners agreed to accept the appraised amount.

 

The property is zoned LI (Light Industrial). The required Permanent Utility Easement acquisition consists of 3,378 Sq. Ft. (0.07 acre).

 

BUDGET IMPACT:

Funding for this acquisition is budgeted in Water Resources Extension Reserve Fund, Account 507-7012-01.6012 (Land ROW), Activity A13088.

 

RECOMMENDATION / ACTION REQUESTED:

The Property Management Section of the Engineering & Inspections Department recommends approval of the acquisition.
