PURPOSE:
The Property Management Section of the Engineering and Inspections Department is in the process of transferring surplus land consisting of vacant lots located at 1015 South Eugene Street, parcel #0000497, and 1201 South Eugene Street, parcel #0001386. City Council approval is requested to proceed with the transfer of the property to the Redevelopment Commission of Greensboro.

BACKGROUND:
The South Elm Street Redevelopment Plan, adopted in 2007, calls out the former St. James II site (1201 South Eugene Street) for future development opportunities once development is underway on the Plan Area. The first component of the South Elm Street Redevelopment area, now known as Union Square at South Elm, is under construction.

The Redevelopment Commission of Greensboro approved the transfer of property at their May 2015 meeting for possible inclusion within the redevelopment area boundary.

The total areas of the lots are: 83,635 Sq. Ft., (1.92 acres) for 1015 South Eugene Street and 118,483 Sq. Ft. (2.72 acres) for 1201 South Eugene Street. The properties are zoned CD-CB, Central Business District. This item was referred to Council by the General Government and Infrastructure Committees.

BUDGET IMPACT:
There will be no funds exchanged in the transfer of this property. The recording fees will be taken out of Account #212-2116-17.5285.
