PURPOSE:
Conduct a public hearing to consider Landmark Designation for the Cannon Court Apartment Building located at 828 North Elm Street.
BACKGROUND:
The City has received a recommendation from the Guilford County Historic Preservation Commission to designate the Cannon Court Apartment Building, 828 N. Elm Street a Guilford County Historic Landmark. The proposed designation includes the exterior of the building and surrounding property. Landmark designation makes property owners eligible for a deferral of up to 50% of City and County property taxes. Savings from the tax deferral could help offset the cost of restoring and maintaining the structure's many exterior architectural features. Before a Landmark property can be materially altered or demolished the owner must obtain a Certificate of Appropriateness from the Guilford County Historic Preservation Commission. Demolition cannot be prevented but it can be delayed for up to 365 days.
Constructed in 1926, the Cannon Court Apartment Building was among a number of brick apartment buildings built in Greensboro during the 1920s. Cannon Court set a precedent for "fireproof" construction. It is a well executed and intact example of Colonial Revival style apartment architecture. The U-shape plan creates a central courtyard and faces North Elm Street. Cannon Court was converted to 30 condominium units in 1985.
BUDGET IMPACT:
