PURPOSE:
The Property Management Section of the Engineering & Inspections Department is in the process of purchasing the entire property located at 4362 Four Farms Road (parcel #0080570), for the Four Farms Road Water Booster Station Project. City Council approval is requested for the purchase of this property.
 
BACKGROUND:
The Water Resources Department has requested the purchase of land for their Water Booster Station Project near Four Farms Road and Horse Pen Creek Road. The location chosen for the new Booster Station is 4362 Four Farms Road. This property meets all the requirements for installing a new booster station. The water pressure in the area has weakened and the proposed new growth in the area will only worsen the situation. A new booster station is needed so that the demand can be met and the water pressure issues can be resolved.
 
The property is owned by Michael E. Jessup. The property, including a single family residence, located at 4362 Four Farms Road was appraised by Alan Sutton Jr. of Colvin, Sutton, Winters & Associates, with a value of $180,000. The owner has agreed to sell the property for the negotiated price of $175,000.
 
The property located at 4362 Four Farms Road, parcel #0080570 is zoned R-3. The size of the above listed property is approximately 0.55 acres.
 
BUDGET IMPACT:
The funding for this acquisition is budgeted in the Water and Sewer Capital Improvements account 503-7024-01.6011, Activity A15031.
 
RECOMMENDATION / ACTION REQUESTED:
The Property Management Section of the Engineering & Inspections Department recommends that City Council approve and authorize this purchase of the entire property located at 4362 Four Farms Road for the negotiated price of $175,000.
